What is the difference between residential and commercial roofing?

Commercial roofing is often dramatically different than what you would find on a typical home. Some commercial roofs are flat, covered with a variety of rubber and plastic materials, and weight-bearing. Not only must they stand up to wind, sun, rain, snow, and ice, they also must bear the weight of heating and electrical systems that are often found there. Residential roofs typically have more of a slope and have a shingle covering rather than a rubber, plastic, or metal coating.

What type of roof is used on a commercial building?

Commercial buildings with a flat roof often use a process called torch-down roofing. Designed to last up to 20 years, torch-down roofing is installed by installing a base layer then melting one side of a tough, rubberized membrane with a super-heated torch. The membrane is then placed on the roof and allowed to cool, forming a waterproof protective barrier against the elements. A third layer with a granular surface may be sealed to the membrane layer for added protection and durability.

Other commercial buildings typically use metal roofing as their material of choice. Metal roofs are durable, fireproof, and virtually maintenance free. A waterproof barrier is laid on the roof then metal panels are affixed. While commercial metal roofs are typically metallic in color, commercial grade metal roofs are now available in a variety of fade-resistant colors.

Can commercial roofing materials be used on a residential building?

In short, yes. Torch-down and metal roofing are becoming increasingly popular choices for residential buildings. Low pitch or flat roofs naturally lend themselves to torch-down roofing. Its relatively low cost also makes it an appealing choice for many homeowners. However, torch-down roofing requires regular maintenance in order to maintain its waterproof seal. On the other hand, metal roofs are virtually maintenance free and can last a lifetime. Their variability in texture and color make them a popular choice for homeowners who never want to worry about replacing their roof again.
